Cost of Fence Installation

How much is fence installation?

There is a wide range when it comes to the cost of a fence installation and numerous factors that contribute to such variations when it comes to cost.

Materials

One factor is the type of fence material that you chose. There are numerous options such as vinyl, trex, steel, chain link and cedar.

Vinyl Fence

This is a higher cost option, but it requires minimal maintenance and is super durable, which is sometimes worth the extra cost, depending on what’s most important to you.

Cedar Wood Fence

Cedar is a good option if you are looking for a more affordable fence option and are okay with keeping up with yearly maintenance. Many customers really enjoy the esthetics, distinctive wood grains, and even the ambiance it provides with the soothing cedar oil smell.

Trex Fence

The Trex fence may have a higher up front cost than other fence options, but you will save on maintenance and repairs in the long run, compared to other options like wood. You don’t have to paint or stain it after its installed, and the lifespan can be quite long (up to 30 years).

Steel Fence

A steel fence is an affordable option and maintenance is minimal. The main thing to be aware of is that steel can rust so you’ll want to keep an eye out for any chips before they lead to rust. Applying a silicon-based lubricant to prevent rust around latches, moving parts, or any chipped area twice a year, is the recommended maintenance.

Chain Link Fence

Chain link fences are another affordable option and have relatively no maintenance. The primary maintenance is inspecting for damage, but no staining, painting, or lubricants are needed.

Height and Length of Fence

The height and length of a fence is another reason for price variability. The purpose of your fence can help in determining the best choice in terms of the height and length of your fence.

Is your fence for privacy, security, or primarily aesthetics? Obviously, taller and longer fences will add to the bottom line.

How level is your lawn?

Another cost to consider is your current lawns state and how flat and even it is. Various factors can create an uneven lawn like heavy rainfall, driving vehicles or heavy machinery through the yard, poor drainage or decaying tree roots or stumps. If your lawn is uneven, you may need to invest in fixing the lawn depressions before installing your fence.

Depending on the extent, you can either hire a lawn care professional or do it yourself. If it appears to be an easier fix, and you take the DIY approach you can purchase topsoil and rake it across to fill in any uneven areas. Remember that topsoil sinks so you’ll want to pile the topsoil up to be 2 to 3 inches above the yard line to account for the sinking. Then, water it regularly and let it settle for at least 2 weeks before planting any grass.

Labor

Labor costs vary by region, and skill levels, and can typically make up about half the cost when it comes to installing a fence.

At Denver Fence, we are happy to chat about fence installation costs based on the type of fence you’re looking for and how we can best serve you. Contact us anytime for questions, including costs to install your new fence.

10 Questions to Ask Fence Contractors Before Hiring One

If you need to replace a deteriorating fence or you’re planning on putting in a privacy fence, you’re smart to do your homework. While you want to get the best price you can, you also want to hire experienced fence contractors with a good reputation.

Below, we’ve put together a list of the top 10 questions to ask fence contractors before hiring one to build your fence.

1. Are you registered, bonded, and insured?

Any fence company you talk to should answer with a yes, and be able to provide you with written proof. Beware of trying to save a few bucks by going with a handyman for your project. They may cut corners and if they’re injured on the job, you might be responsible for their medical bills.

The state of Colorado does not require fence contractors to be licensed, but they must register their business with the state. Various cities and municipalities will have additional requirements.

2. How long have you been in business?

Look for a company that has been in business for at least 5 years – the longer, the better. Companies that do shoddy work and have lousy customer service don’t last long. You may be able to find this information on their Google Business Profile or their website.

3. What types of fences do you install?

Most fence contractors can install any type of fence you want, using the materials you want. However, some may not install wrought iron. Look through their website to see if they mention the types of fencing materials you’re interested in. Look through their portfolio or gallery as well to see examples of finished projects.

Related Reading: What Type of Fencing is Best?

4. Do I need a permit?

The answer to this question will depend on where you live, and the height of your fence. For example, the city of Denver has some pretty specific fence regulations you need to be aware of. Your fence company can help you get the required permit.

If you belong to an HOA, you will also need to have them review and approve your fence installation project. You may be limited to certain types of fence material, as well as fence height and fence color.

5. Do I need a survey?

If you have a very large property and you’re just putting up a fence around part of the backyard to have a secure area for your children and pets to be outside, then probably not. But if you’re putting a fence around the perimeter of your property, we would highly recommend hiring a surveyor to mark the property lines.

The last thing you want to do is install a fence that turns out to be partially on a neighboring property or in a municipal easement. You might be required to tear it down at your own expense.

6. How long does fence installation take and when can you start?

The answer to this question will vary depending on the time of year and the individual fence contractor. In general, once all the permits are in place and the materials have arrived, Denver Fence Company can install your fence in 2-3 days.

The specific timeframe will depend on whether we are tearing down an old fence, the size and scope of the project, the fence materials, and other factors. The best way to get a straight answer is to schedule a quote.

7. How much does fence installation cost?

This is a fair question to ask the fence contractors you schedule to do a quote. Be sure to have them break down the labor and materials costs. Materials costs should be relatively the same from one contractor to another. If they’re not, ask why.

A substantially lower cost from one fence company may mean they are using substandard materials. Some bigger companies may quote a higher price because they have higher overhead costs.

Ultimately, the cost of fence installation should not be the only deciding factor in who you choose to hire. Think about your desired time frame, who was most responsive, and other factors.

8. How do I pay?

This may vary from one fence installer to another based on the size and scope of the job and the fence material(s) in question. In general, for larger and more expensive jobs, you can expect to pay a deposit upfront. This might be up to 1/3 of the total cost. All of the payment details should be clearly listed in any fence installation contract you sign.

9. Do you have references?

Reputable fence contractors should answer with a resounding yes. They can provide you with contact information from previous clients who have agreed to be references. You can also learn about a company’s work and customer satisfaction by reading their online reviews.

10. How are you different from the other fence companies?

This question gives fence contractors a chance to tell you about their decades of experience, continuing education, or the fact that the company is veteran-owned and operated (as is the case with Denver Fence Company). It’s also a chance for you to follow up and ask if they use subcontractors. You’re better off with a company that has its own employees, as they are generally more dependable and trustworthy.

Winter Fence Installation in the Denver Area

If you’re like a lot of folks in Colorado, you want to snuggle by the fire in the wintertime, or go out and hit the slopes. The last thing you’re thinking about is fence installation. What if we told you the colder months are the perfect time to think about getting a new fence installed?

There are several benefits to scheduling your fence installation during the winter, rather than waiting until springtime. This holds true for residential fencing as well as commercial fencing. Let’s take a look.

You Can Avoid the Competition

As soon as the sun begins to warm things up a bit in the springtime, homeowners hit the big box stores and hardware stores to get started on outdoor projects. They also start booking appointments with local contractors. If you’re doing it, so is everyone else.

Avoid that springtime competition by scheduling your installation in the winter months.

You Get Your Fence Installed Sooner

Let’s face it. Winter is a slower time for fence contractors and other contractors who work outdoors. You can use this fact to your advantage. Because it’s a slower time for us, you may be able to get an estimate scheduled and get your design approved by the HOA or Design Review Board (if you have one) sooner than you would in the summer months.

In addition, it’s easier and faster for us to get any needed permits because the permit offices are not as busy. This means we get your job started sooner, and your installation completed in less time than it would take in the summer.

You Might Save Money

This is no guarantee, but sometimes fence companies have surplus fence materials at the end of the year, which means you may be able to save some money if you choose a certain type of fence. But whatever you do, don’t go for El cheapo fencing material to save a few bucks. Stick with quality products for a quality fence.

And stick with a reputable fence contractor. They may offer free upgrades or lower labor costs in the winter to keep business coming in, and to keep their best workers on the payroll.

Winter Fence Installation is Landscape Friendly

Because your grass, perennials, and some shrubs have gone dormant, there’s no worry that heavy machinery will kill grass. And you can trim or relocate shrubs to make way for your new fence. While we always take care to protect your landscaping, winter dormancy makes that easier.

Getting your fence installed in winter also gives you time to plan for new landscaping come springtime.

Fence Contractors Have the Tools and Know-How for Winter Installation

Yes, we know the ground freezes. We can work around that. We have specialized tools and the experience to get the job done right. By using a jackhammer or auger and a special concrete additive, we can dig post holes deep enough and keep the concrete from freezing until the fence posts are set. Then we can install the rest of your fence.

However, if we get a huge amount of snow or it’s colder than 25 degrees on your scheduled installation date, we’ll need to reschedule. We also will not install your fence when the ground is saturated and muddy, because that’s not conducive to the fence posts setting properly.

You’re Ready for Private Outdoor Living Come Springtime

If you’re tired of nosy neighbors looking into your yard, a winter privacy fence installation makes even more sense. By getting it installed now, you have the privacy you want in the spring, summer, and fall months without waiting weeks for an installation appointment.

That gives you the time to make the most of the good weather for gardening, outdoor games, and even lounging poolside.

Top 5 Benefits of Trex® Fencing

Installing a privacy fence to enclose your backyard gives you instant privacy and protection for your children and pets. While cedar fence is very popular in the Denver area, Trex® fencing is gaining in popularity. And it’s not hard to see why.

Today, we’re going to go over the top 5 benefits of Trex® fencing for your Denver area yard.

It’s Eco-Friendly

Trex® Fencing is made from 95% recycled materials (reclaimed wood, sawdust, and recycled plastic), making it an eco-friendly choice you can feel good about. Trex® annually keeps more than 400 million pounds of plastic and wood scrap out of landfills.

No Splinters, Warping, Cracking, or Rotting

And while Trex® fencing has the look of a wood fence and comes in natural wood colors, it doesn’t have any of the drawbacks a wood fence does. It will never splinter, warp, crack, or rot. This means you won’t have regular fence repairs as the fence ages or is exposed to severe weather.

Low Maintenance

Trex® fencing is very low-maintenance. It may need a hosing down a couple of times a year. But it will never need to be sanded, stained, or painted to keep looking its best. That saves you time AND money every year, year after year.

No “Ugly” Side

In addition, with a Trex® fence, there’s no “ugly” side to the fence, unlike with a stockade fence. With a stockade fence, you see the backer rails, fasteners, etc. while your neighbor sees the smooth side.
But with Trex® fencing, you get the same visual benefit of the “pretty” side of the fence your neighbor sees. With its board-on-board appearance along with top and bottom fascia rails, a Trex® fence has a beautiful, finished appearance on both sides.

25-Year Residential Warranty

Trex® also provides an industry-leading 25-year residential warranty on fencing products. This is your guarantee that the fence will not warp, split, crack, or rot. If there is any sort of manufacturing defect, Trex® will either replace the portion with the problem or refund your money. The commercial warranty is 10 years.
While the upfront cost of Trex® fencing might be more than a cedar fence or wood fence, the low maintenance and increased durability can make it a more cost-effective and less time-consuming option. As always, we recommend professional fence installation to get optimal results.

How Long Does Fence Installation Take?

If you’re looking to install a fence at your Denver area home or business, you’re wondering how long fence installation takes. The answer depends on several factors, but in general, once we have all the materials and the permits in place, we can install your fence in about 3 days.

Let’s take a look at how long the process takes from start to finish.

Scheduling an Estimate

When you contact us to schedule an estimate, we can usually get you on the calendar within 1-3 days. It depends on your schedule and where your property is. We know once you’re scheduling fence installation estimates, you want to get the project moving quickly.

Permitting and Design Approval

If we need a permit to build your fence because of the specific height or location, that can go relatively quickly, but can also face delays, depending on the time of year. Permit offices are busier in the spring and summer months because everyone is doing their outdoor projects.

And if you need to get HOA approval or approval from an architectural review board, it’s the same story. But we can tell you that as soon as you hire us, we will get the process moving forward.

Ordering or Picking Up Materials

If we can easily pick up the materials you need from one of our local vendors, this phase takes just part of a day. But if we need to special order your fencing materials, that can take 5-10 business days, depending on the type of fence and the size of the area to be fenced in.

Once We Have Your Materials and the Permits

Once we have (or are about to have) all the materials we need for your project and all the necessary approvals, we schedule your fence installation. In general, once we arrive at your property, it takes us about 3 days to install your fence and gate(s).

The first day is spent tearing down the old fence (if there is one), digging post holes and installing the fence posts. We come back the next day after the posts have set, and start putting up fence panels or individual pickets, depending on your fence style and materials.

There are a few factors that can speed up or delay your fence installation, including:

  • The size of your property (Larger fences will of course take longer to install).
  • Terrain (If the property slopes, is rocky, we run into tree roots, it can take longer).
  • Complexity of the design (If your fence has custom features, it will take longer to install than a simple fence.)
  • Weather (We try to schedule around the weather, but a sudden rainstorm can delay installation depending on how far along we are.)

We pride ourselves on offering quality fence installation and quick turnarounds for our customers. We would welcome the chance to work with you.

In order to give you the most accurate quote, we’ll meet with you at your home or business, do a site evaluation, take measurements, and talk with you about the fence materials you would like to use. Give Yourself the Gift of a Fence

If you’re struggling for Christmas gift ideas for you and your family, think big. Think about a gift you’ll enjoy for years to come. Think about giving the gift of a new fence installation. If you’ve been thinking about how nice it would be to have a fenced yard, you don’t need to wait for spring or summer.  You can reap the benefits this winter.

The Benefits of a Fenced Yard

There are several key benefits to having a fenced yard. Most homeowners we work with say these are their biggest reasons for having a fence installed:

Security

A fenced yard prevents people and animals from wandering into your backyard, or your front yard if you choose to fence the front. It creates an added barrier for someone who might not have the best intentions.

Safety

If you have children or pets, a fenced yard provides an added layer of safety. They can’t wander off the moment you turn your back, and depending on the type of fence you choose, passersby may not even know they are outside.

Privacy

If you choose a higher privacy fence, you get, you guessed it, privacy. You also block a view you don’t necessarily want to see. Enjoy your backyard without worrying about nosy neighbors.

Increased Property Value

An added bonus is that a fenced yard increases the value of your property if you ever decide to sell your home. For most home buyers, a home with a fence is more valuable and preferable to a similar home without a fenced yard. This is especially true for families with young children or pets, as well as home buyers who like the idea of built-in privacy and security.

Consider Fence Installation this Winter

Since the average temperatures stay above freezing in the Denver area, it is possible to schedule your fence installation for the winter months. As long as we don’t get a ton of snow or a week of frigid temperatures, we can install your fence in the winter. This has several benefits for you:

You Can Avoid the Competition

As soon as the sun begins to warm things up a bit in the springtime, homeowners hit the big box stores and hardware stores to get started on outdoor projects. They also start booking appointments with local contractors. If you’re doing it, so is everyone else. Avoid that springtime competition by scheduling your installation in the winter months.

Mistakes to Avoid with New Fence Installation

Thinking about putting in a fence? Before you get too far in the process, read about the mistakes to avoid with your fence installation. You’ll be glad you did.

7. Not Talking to Your Neighbors

Maybe you never see your neighbors. Make a point of introducing yourself before you install a fence. It’s the polite thing to do. And depending on where you’re putting your fence, you may need to ask them for their cooperation during installation.

Related Reading: Fence Etiquette 101

6. Not Choosing the Right Fence Materials

Not all fence materials are created equal, and some are easier to install than others. Carefully consider what you want your fence to look like, and if it needs to provide privacy, security, or be decorative in nature. You want to make the right choice to avoid needing to tear down the fence and start over.

5. Failing to Get a Surveyor to Mark Your Property Lines

If your fence is going to go up around the perimeter of your property, you need to hire a surveyor to mark the property lines. You can’t just eyeball it. This way, you avoid putting up the fence on your neighbor’s property or in a municipal easement. If you put the fence in the wrong place, you may face legal action that requires you to tear it down.

4. Failing to Get Utility Lines Marked and Cutting a Utility Line

Call before you dig. Fence post holes have to go pretty deep to stabilize the fence posts. IDig811 is a platform where you can request the various utility companies to come out and mark your property. They may use color-coded flags, spray paint, or both to mark the utility lines. If you fail to get the utilities marked and you dig ad cut a line, you are responsible for the cost of repairs.

3. Failing to Check HOA Rules and Getting HOA Approval

This one applies only if you belong to a Homeowners’ Association (HOA.) Many HOAs regulate the height of your fence, the fence materials, and the fence color. Putting up a fence that doesn’t meet the rules can result in you having to tear the fence down. Get approval of your fence before installing it and save yourself the trouble.

2. Failing to Get the Proper Permits and Checking Local Ordinances

Depending on where you want to build your fence and how high you want the fence to be, you will need a permit. Play it safe, and check with your city or municipality to see what ordinances they have regarding fence installation, and get a permit if you need one. Again, failing to get a permit if one is required, and ignoring local ordinances can result in you having to tear the fence out.

1. Trying to Make Fence Installation a DIY Job

The biggest mistake we see is homeowners make trying to save a few bucks and make fence installation a DIY job. Trust us. By hiring a professional, you can avoid all of the mistakes we’ve already listed.

A reputable fence company will take care of getting the utility lines marked and pulling the proper permits. They can refer you to a surveyor you can hire to mark property lines. Professional Fence Installation Increases Home Value

Are you thinking about professional fence installation? Wondering what type of fence to put in? Wondering if you need professional installation or if you can do it yourself? Like most home improvements, putting in a fence will increase your home’s value, if you do it right. Let’s take a look at the 3 main ways a fence can increase your property value.

1. Enhances Your Enjoyment of Your Home

The first way putting in a fence increases your home’s value is that it increases your enjoyment of your home. A privacy fence allows you to enjoy your backyard without worrying about the neighbors watching. A fence also helps you stop worrying that your pets or young children might wander off the moment you take your eyes off of them.

Privacy and stress relief? Priceless.

2. Enhances Curb Appeal

Professional fence installation will enhance your home’s curb appeal. This is true whether it’s a low front yard fence or a backyard fence. A fence frames your home and can highlight architectural qualities or landscaping.

This increases your pride in ownership. And who doesn’t love it when someone tells you what a beautiful home you have?

3. Enhances Resale Value

For most home buyers, a home with a fence is more valuable and preferable to a similar home without a fenced yard. This is especially true for families with young children or pets, as well as home buyers who like the idea of built-in privacy and security.

Realtors make a point of mentioning a fenced yard in MLS listings, because they know that’s a major selling point for a lot of people. It may give you an edge over similar homes if you do decide to sell your home.

There are a few caveats to a fence increasing the resale value of your home.

  • Materials matter. A rusty old chain link fence may be a turnoff for a would-be buyer. Steel ornamental, cedar, and vinyl fences will all enhance the resale value.
  • The fence needs to be professionally installed. A shoddy fence installation will not increase the value as much, if at all.
  • It must be in good repair. If a fence is leaning or missing planks or pickets, it will be a sign that you don’t take good care of your home. Arrange for fence repair before you list your home.

With all of this being said, don’t install a fence just because you think it will increase resale value. Install it because you want the benefits it will provide you, your family, and your pets.

Why Spring Is a Great Time for Fence Installation

Why Spring is a Great Time for Fence Installation

While we can’t rule out another snowfall for the Denver area in April, the calendar says winter is over and spring is here. For most of us, that means getting outside more without the need to bundle up or put on snow boots. For those of us in the fence installation business, April means the ground is no longer frozen. That’s the #1 reason we think spring is a great time to put up a new fence. It takes less effort to dig the post holes!

But let’s take a look at why it’s a great time for you as a homeowner or business owner.

Reason #1: The Weather

By this, we don’t just mean the ground isn’t frozen anymore. When the weather warms up, you’re ready to get outside, clean up the property, and spruce things up a bit. Adding a new fence or replacing a dilapidated fence can be part of your spring landscaping projects or outdoor dining expansion. Whatever the reason you install it, a new fence will enhance curb appeal for your home or business.

Reason #2: You Beat the Crowd

Summer is the busiest time for fencing contractors because everyone has the same idea – “Let’s build a privacy fence!” Get ahead of the rush by scheduling your fence installation now. Not only will fence contractors have more room in their schedule than they would in the summer, but the permitting offices won’t be as busy yet either.

Reason #3: You’ll Enjoy the Benefits Sooner

Remember when we talked about getting outside more as the weather warms up? With your new fence, you’ll know your pets and children are safe and secure and can’t wander off the moment your back is turned. You’ll also have privacy for your backyard cookouts – no need to worry about nosy neighbors.

And, your beautiful new fence will be the envy of your neighbors. They’ll ask you who installed it and may even ask you what it cost. It’s up to you if you tell them that second part.

Reason #4: Your Landscaping Will Recover Faster

By scheduling your fence installation for springtime, you give your lawn, flowers, and shrubs a chance to recover or get off to a good start before the hotter temperatures of summer. It’s hard to get newly seeded grass to do as well in the summer as it can do in the spring months.

So there you have it. The reasons that spring is such a good time for fence installation. We welcome you to browse our website to learn more about the various types of fencing materials and determine which one is right for your home or business.

What Type of Fencing Is Best?

What Type of Fencing Is Best for My Home or Business?

This is a question with no simple answer. No two customers will think exactly alike. It all depends on what you want and need a fence for, what you want it to look like, and what your budget is.

There are two main things to consider: types of fencing materials, and types of fences. Keep in mind your budget and aesthetics as you read through your options.

Types of Fencing Materials

We’ll discuss the types of fencing materials we use in fence installation. These include:

Cedar Fence

Cedar fence gives a classic look to your home or upscale business. It can also give a rustic look, depending on the style of fence panels and whether you choose to let it age to its natural silvery grey color. Unlike other, cheaper wood fences, a cedar fence resists rotting and can stand up to harsh sunlight.

Trex® Fencing

Trex® fencing gives you the look of wood without the potential for rotting, splintering, or maintenance such as painting or staining. It is an excellent solution for those seeking a privacy fence that looks great and meets HOA standards.

Steel Ornamental Fence

Steel ornamental fence lives up to its name – ornamental. It is designed to look good, and make your residential or commercial property look good to someone passing by. If you want privacy, this is not the fence for you. But if you need a fence to keep the kids and pets in or to showcase your property, it can be a good, no-maintenance option.

Vinyl Fence

Vinyl fence can be a good solution for both shorter garden fences and privacy fence. Some homeowners use it as pool fence, as well. It can give an upscale look to a commercial property where privacy is important, such as around a hotel pool or patio area. Vinyl is also low maintenance, and just may need hosing down once in a while,

Chain Link Fence

Chain link fence is a very cost-effective solution if you have to fence in a large area. We see it most commonly in commercial and industrial applications, such as around warehouse properties, industrial complexes, etc. Homeowners might use it for a dog run or for another smaller area where what the fence looks like is not as important as how it functions.

Types of Fences

By types of fences, we mean taller fences such as privacy fences, or shorter picket fences. These are sometimes referred to as fence styles. Then within each of those categories, you can choose among:

  • Picket, plank, or panel styles
    • Dog ear, scallop, flat top, Gothic, lattice top, shadow box, rail, and more
  • Color (in some cases)

You may be limited in the fence material, style, and color you can install at your home or business, based on your HOA or commercial district regulations. But if you want a privacy fence, you will want to go with a cedar, Trex®, or vinyl fence. If you want to showcase your property and just have a physical barrier, a steel ornamental fence might be a good option. And if you just need a shorter fence to frame your front yard, you can use any kind of material or style.

Fence Gates

Your fence gate will be the same material and style of your fence. But you still have many options regarding whether you want a double gate, an automatic gate, or other feature. How far you venture from the basic gate will increase the cost of the gate itself.
